Dilapidations

Leases generally describe in detail the obligations placed on a tenant in keeping the property in good repair and decorative condition throughout the agreed term.

Dilapidations are breaches of covenant to repair a building contained in a lease such as:

• Repair requirements
• Redecoration requirements
• Reinstatement requirements
• Statutory compliance

We have extensive experience in carrying out and negotiating schedules of dilapidation, acting for both landlord and tenant.

We are able to:

• Prepare interim or terminal claims for landlords
• Prepare defence for tenants
• Negotiate financial settlement for landlord or tenant
• Review tenant alteration proposals
• Negotiate scope of works for tenant alterations
• Monitor works for landlords
• Carry out condition surveys to limit landlord and tenant repair   liabilities
