EPC’s indicate whether a building is good, bad or different in terms of its carbon footprint. They will give a property an energy rating of A to G and include recommendations on how to reduce carbon emissions. A European Union Directive requires that when a building is constructed or sold an EPC must be made available.
As of the 1st of October 2008, Energy Performance Certificates are being introduced into the residential rentals market.
The implications of this are that all residential properties will require a valid EPC at the point of new tenancy.
